Technical factors are ranked as the most significant compared to the other factors. The study found out that the factors vary in order of significance. In order to achieve this, the researcher administered structured questionnaires and conducted interviews to maintenance managers and contractors. The main objective is to determine whether both the maintenance manager and contractor agree on the significance rank of the factors affecting the maintenance cost of commercial buildings. Thus it directly affects the rate of maintenance works to be carried out and also affect the condition of buildings. The research’s proposition is that the above factors lead to an upward trajectory of the maintenance cost to be incurred. It is assumed maintenance managers and contractors comprehend what is likely to increase the maintenance cost of commercial buildings. The study focuses on five factors that constitute technical factors, managerial factors, financial factors, social factors and environmental factors. The research develops on works of past studies by identifying the factors affecting the cost to be incurred during maintenance of commercial buildings. It is restricted to commercial buildings in Nairobi County, Kenya which is the largest urban authority with an even concentration of commercial structures. This research constitutes an investigation into the factors affecting the maintenance cost of buildings in Nairobi County.
